Building Information
Keys, Fobs and Gate Remotes
Each resident will need to have an electronic fob which opens the interior doorway to the entrance foyer , a key which opens both the vehicle and pedestrian gates and gives access to the bin corral, and a battery-powered remote control also for the vehicle gates. Replacement keys, fobs and remotes can be purchased by contacting our Building Manager.
Residents will also need a key to their apartment door and to their letterbox. The provision of these keys is the responsibility of each apartment owner.
Insurance
An Owners Corporation, such as ours, is required, by the Owners Corporations Act 2006, to take out building insurance, whether or not it is common property, and to take out public liability insurance for the benefit of the OC, owners and occupiers. The building insurance policy covers damage to fixtures but not fittings. Owners or occupiers should take out their own contents insurance because the OC’s building insurance does not cover fittings such as furniture, carpets, curtains, blinds, light fittings, or electrical appliances that are not built in to or integral to the premises. (Note: only recently have floating floors being included as being covered by the OC’s insurance.)
Climate Change (Electrical Systems, Gas, and EV’s)
Measures to adapt to the effects on climate change will have some direct impacts on our building and its residents. The Owners Corporation Committee is already investigating the implications of the phasing out of the use of gas in households and the growth in the number of electric vehicles. We are examining what changes will be required in our electrical systems to facilitate these changes.
Future residents should note that we are considering measures to enable EV charging to be delivered to individual car spaces in our open-air car park. However, potential solutions to date have proven to be expensive and difficult to implement in a cost-effective way. The OCC is actively looking for solutions but cannot predict a speedy outcome.
Essential Services to Apartments
Water
The buildings water supply is metered at the boundary. The cost of the supply of water is divided equally between apartments The service provider is SE Water. Residents must establish their own account with the service provider.
Hot Water
Hot water is provided to each apartment via a shared gas-powered hot water service operated by the Owners Corporation. The current gas supplier is AGL. Each apartment is charged for the hot water used based on the metered volume of hot water used by each apartment. Residents must establish their own account with the service provider.
Gas
Gas can be individually metered to each apartment and continues to be used in some apartments. Residents must establish their own account with a Retail Gas Supplier for the use of gas appliances within an apartment.
Electricity
Electricity is individually metered to each apartment. Residents must establish their own account with a Retail Electricity Supplier for use of electricity within the apartment.
Internet and Phone
Internet and phone services are provided to the building by the NBN via fibre to the node. Residents must establish their own account with a Retail Service Provider for Internet or telephone services.
Avoiding Water Leaks
Water leaks in multi-storey buildings can cause costly damage over multiple floors, especially if the leak occurs in an apartment while the occupant is away for an extended period. We recommend that when away from your apartment for days rather than hours, you turn off your hot and cold water supply. If you cannot turn off the apartments water supply, it would be useful to turn off the water supply to appliances such as dishwashers and washing machines. Contact the Building Manager for any information you want in respect of water valves, gas, and electricity meters et cetera.
Redirecting Mail
If you are the new resident, is not uncommon for you to receive mail addressed to a previous occupant. Please do not dump the mail in our foyer, it is not helpful and it just means that there is somebody else who has to deal with this misdirected mail. Instead, just dispose of any junk mail, and write Not at This Address on the envelope of any genuine mail and put it in a letterbox. The nearest letterbox is a few minutes walk away on the corner of Mills Street and Danks Street.
Television and Foxtel
Miami Towers has a shared television aerial system for free to air television and Foxtel. Not all apartments have chosen to be connected to Foxtel, connection is not a simple task. Residents must establish their own account with Foxtel to access Foxtel via this system.
Rubbish and Recyclables
The rubbish and recycle bin corral is located in the north-east corner of the property facing on to Ashworth Street (the rear laneway). Both rubbish bins and recycle bins are emptied early every Monday. It is important to understand what waste products are recyclable using the Council’s recycle bins, see Council information below.

Neighbourhood Information
South Melbourne Market
The South Melbourne Market is a local treasure. The Market was established in 1867 and is the oldest continuing market in Melbourne. The market is open, Wednesdays, Fridays, Saturdays and Sundays. The market is easily accessible via the number 96 tram and has excellent on-site car parking. For more information go to the Market’s website – www.southmelbournemarket.com.au
Local Shopping Centres
Within our neighbourhood there are two important local shopping centres, Albert Park and Middle Park and an array of other corner shops and small groups of shops.
Albert Park Shopping Centre.
The heart of Albert Park Shopping Centre is centred on Bridport Street and Dundas Place and then the Centre drifts down to the bay via Victoria Avenue. There is a large array of restaurants, cafés and shops. Everything from sushi to fashion boutiques and more practically there are three small supermarkets and a branch of the public library. Albert Park even has three shops which are tourist destinations, The Avenue Book Store, Andrew’s Hamburgers and Bis Bas Hardware. This shopping centre is about 1.5 km from Miami Towers.
Middle Park Shopping Centre.
Middle Park is much smaller than Albert Park, it is truly a local shopping centre clustered around Armstrong Street. Nevertheless, it has its own array of cafés and shops including two small supermarkets, a Gum Tree and an IGA and is famous for having a well-regarded shoe repairer, a very hard to find service elsewhere. While you are there, if you are interested in architecture, it is worthwhile to have a look at the Middle Park Hotel and also The Hall which has variously been a Masonic Lodge, a cinema, a theatre, and is now a gym. This shopping centre is about 1 km from Miami Towers.
Public Transport
Trams
Route No 12 which runs along Danks Street is about a five-minute walk away to stops on either the corner of Harold Street or Mills Street. This tram travels to the city via Clarendon Street.
Route No 96, the Light Rail, is about a 10-minute walk away with the nearest stop being at the intersection of Wright Street and Canterbury Road. This tram travels to the city via the light rail track and Clarendon Street.
Route No 1 which runs along Victoria Avenue, is about a 15-minute walk to the nearest stop at the intersection of Victoria Avenue and Beaconsfield Parade. This tram travels the city via the NGV and Swanson Street.
Route Nos 1 & 12 intersect at the intersection of Clarendon Street and Park Street, you can exchange tram routes at this location.
Bus
Route No 606 between Elsternwick Station and Fishermens Bend runs along Richardson Street with the nearest stop being at Middle Park Primary School.
On-Street Parking Permits
The city of Port Phillip operates a Parking Permit System for residents. Parking within the immediate vicinity of the building is restricted, therefore, resident and visitor parking permits can be important to residents. Post Offices
There is one nearby Post Office, an LPO in the Middle Park shopping centre at 13 Armstrong Street. Further afield there are post offices in Park Street South Melbourne, Market Street South Melbourne, Bay Street Port Melbourne, Beach Street Port Melbourne (near Station Pier) and a PO and postal depot on Williamstown Road Port Melbourne (east of Bunnings).
Pharmacies
There is one pharmacy in the Middle Park shopping centre, the Star Pharmacy at 17 Armstrong Street, Middle Park, telephone (03) 9699 9260. There are three pharmacies in the Albert Park shopping centre, Cravens Compounding Pharmacy at 134 Bridport Street Albert Park, telephone (03) 9690 5426, Guardian Pharmacy at 188A Bridport Street, Albert Park, telephone (03) 9690 5515, and Victoria Avenue Pharmacy at 51 Victoria Avenue, Albert Park, telephone (03) 9690 5151.
Hard and Green Waste
A hard and green waste collection service is provided by the City of Port Philip for larger items and green waste, which cannot go in our rubbish bins. Placing waste out in the street without a booking, is illegal and may result in fines.
