2 September 2022 – Project to Repaint Windows
As previously advised Stage 1 of our windows painting project, involving levels 1 to 3 of the building, is to be implemented this spring. Satisfactory discussions have taken place with our painting contractor, Multipro, and works are to commence on Monday, 26 September 2022. The contractor estimates that works should be completed within 3 weeks. Kevin our Building Manager will be in touch with residents of affected apartments to arrange access for the painters so that they can undertake the works.
Safe and unfettered access to our perimeter balconies is essential for the timely implementation of the project in accordance with the agreed price. Resident/Owners of apartments, whose windows are to be repainted, are asked to ensure that there are no objects on the balconies which would be an obstacle to the painters undertaking their work in a safe and efficient way.
The OCC anticipates that because of our harsh weather conditions we will have to plan to repaint the windows again in 7 to 10 years. In the interim, owners are strongly encouraged to monitor their windows regularly, and make minor repairs to paintwork as the need arises. The OC will have a small quantity of both the primer and topcoat used on our windows available for use by owners (or someone they engage) for this purpose.

19 August 2022 – A Message to Owners and Residents of Miami Towers.
The Owners Corporation Committee have developed a website as a source of information for residents and owners or people interested in becoming a resident or an owner or both.
The catalyst for the website was the refurbishment of our lift. The interior of the lift is now delightful, and the committee have been looking for ways to avoid the interior of the lift being damaged by the movement of furniture and other large objects through the building. For this reason, the website has a page on Moving.
Owners who are landlords are encouraged to ensure that new and existing tenants are aware of the website, so that they can help us avoid damage to our lift or to our building more generally. The committee is looking at a variety of ways to improve awareness of the website over time.
The concept for the website has evolved since this early motivation and now includes a wide range of topics including safety, renovations, and news. The website is not exciting, it will not be the latest Internet sensation, but we hope will be useful!
We encourage you to explore the website so that you are familiar with the range of its content so that if the need arises you will know where you can find information about something which has become important. The address of the website is https://miamitowers.au/.

17 August 2022 – Works Affecting Car Spaces
Over the next few weeks there are two small projects which are going to require some or all of the vehicles which park under the building, or adjacent to the white painted fence within the car park, to remove their vehicles so that work can proceed. One project is the repair of fence within the car park which will require car spaces adjacent to the fence to be vacated. The other project is a high-pressure wash down of the entire undercroft which will require all car spaces under the building to be vacated on the day of the wash down. The Building Manager will contact affect residents when the days for works are settled.
15 August 2022 – Project to Repaint Windows
The Owners Corporation Committee have decided to accept a quotation for stage1 of a proposal to repaint the building’s windows, subject to reaching an understanding with the contractor in respect of the chosen painting system and related matters. Stage1 involves repainting the windows on levels 1 to 3. It is hoped that work will commence in spring, there will be more news on this topic when further information becomes available.
